Set your total budget

The common rule is that your net monthly income should be at least three times the rent. Add maintenance, utilities, internet and a reserve for the unexpected. An apartment that fits your gross budget but leaves no cushion becomes stressful within a few months.

Gather your document package

Official ID, proof of income for the last 3 months, current proof of address, two personal references and two work or commercial references. Having everything in high-resolution PDF before visiting speeds up the response.

Confirm the type of guarantee

Ask upfront what guarantee they require: a co-signer with property, a guarantor, a legal rental policy or an extended deposit. The legal rental policy (póliza jurídica) is usually the most practical option if you don't have a co-signer with property available (cost 30–60% of one month's rent).

Visit with a checklist

Check that hot water, water pressure, outlets, gas, included appliances, locks and windows all work. Ask about noise and maintenance schedules. Request to see common areas if it's a condo. Document the condition with photos before paying a deposit.

Read the full contract

Term, annual increase, major vs. minor maintenance, early termination, pets, modifications and deposit return are the most sensitive clauses. Don't sign the same day you receive the draft.

What most people ask before renting

Can I rent without a co-signer?

It depends on the landlord. The most common options are a legal rental policy (a specialized surety company that charges 30%–60% of one month's rent and gives the landlord legal coverage) or an extended deposit (one or two additional months instead of a co-signer). In some markets, especially corporate or high-end rentals, a co-signer is more common; in others the policy is the standard.

How much do I pay at signing?

The common upfront outlay is between two and four months' rent: security deposit (1 month, sometimes 2), first month's rent in advance, prorated maintenance if you move in mid-month, a legal rental policy if it applies, and the broker's management fee if relevant. Always ask for a signed deposit receipt with return conditions in writing.

Who pays for property maintenance?

Minor maintenance (light bulbs, filters, surface drains, locks worn by normal use) is covered by the tenant. Major maintenance (waterproofing, hidden plumbing, replacing water heaters at end of life, structural repairs) is the owner's responsibility. When a major failure occurs, report it in writing and keep the conversation thread.

When do I get my deposit back?

The deadline is set by the contract (usually 15 to 30 days after handover). The owner may apply justified deductions for damage not attributable to normal use. Documentation with photos at the start and end is the best insurance to avoid disputes or recover the full deposit.
